Every Visit

  • Security Check: We check for locked doors and windows.

Exterior Check: We walk the property and give a visual inspection of your lawn, irrigation system and pool.

  • Mail & Package Retrieval: We collect mail, newspapers, and door flyers, and lawn signs. This gives your property a lived-in appearance.

  • Plumbing Trap Cycling: We run all faucets, flush toilets, and cycle garbage disposals. This prevents your toilet and sink p-traps from drying out as well as maintains seals.

  • Visual Hazard Scan: We check under all sinks, around water heaters, and along ceilings for visible water leaks, mold, or insect activity.

  • Temperature Check: We take temperature of your vents and compare them with your thermostat to make sure your system is running well. All this is logged and sent to you.

  • Digital Photo Log: You are sent a detailed report, with timestamps, service logs and photographs.

    Once a month:

  • Vehicle & Golf Cart Starting: If desired, we will idle your vehicle for 10 minutes

  • HVAC Service: We replace owner-provided HVAC filters and pour cleaner in the drain line.
